Purchase Options
We have a number of options to choose from as seen
below.
Purchase Option # 1 -
Turn Key Properties - Rehab complete with no repairs, Tenants,
Property Management, Rental amounts, all in place. You just negotiate
on the price and Collect the Rent.
Purchase Option # 2 - I locate a good deal in a
good area based on your criteria and help you through the
purchase. After that you deal with all the rest of the work on your own.
My fee $2,500.
Purchase Option # 3 - 50 / 50 Split
We partner up on a property and you provide the money I
do all the work and we split the profits 50/50
Purchase Option # 4 - 25 / 75 Split
We partner up on a property and we split the purchase
price and all expenses and I do all the work and we split the profits.
You get 25% and I get 75%.
Purchase Option # 5 - You be the Bank as a Private
Lender
You get 8 to 12% return on your money secured by a 1st
Trust Deed with no other worries or time involved. I do all the
work. The payments can even be tracked
through a company as seen at the link below.

Purchase Option # 6 - By Agreement
We partner on a property with some other agreement that
works for both you and me.

"Doing All The Work"
See a sample below. It's a full time job.
1. Locating and purchasing the property - Advertising,
Realtors, Property Management, Contractors, Inspectors, property
analysis and valuation, title companies.
2. Closing escrow, Title Insurance, recorded deed, back
taxes and all liens, Insurance, rehab.
3. Locating good potential tenant / buyers - more
advertising, screening, verifying, colleting information.
4. Working with property management, finding
lenders, credit repair, financial management programs for tenant /
buyers to eventually purchase the property.
5. Rehab - Finding good contractors for rehab work
and interfacing with property management, keeping them on schedule, cost
estimating, verifying, paying out to the contractors at rehab
completion, lien sign offs.
6. Getting the Rent - each month tracking and
making phone calls to the property managers and tenants to make sure
rent is in and on time. Lease to purchase agreement which can be
use for purchase with no money down if rents are on time. If
tenants do not work out advertising for new tenants and starting the
process all over again.
7. Marketing the property each week - web and
email campaigns for investors wanting to purchase the property as "Turn
Key" with tenants and property management in place.
8. Qualifying the tenant / buyers to purchase the
home - working with lenders, credit repair and housing assistance
programs that will help get buyers qualified.
9. Sale of the property - Going through the escrow
process once again to make sure all documents are in place and
negotiating the sales price so all are agreeable.
These are a few of the items and issues that are
involved in "Doing All The Work". Trying to be a Lawyer and a
Doctor at the same time is virtually impossible. Being a full time
investor is a full time job for many years until you have enough monthly
cash flow to retire. If you have a full time career you need a
partner to seriously head down the path of real estate investing.
You do not have to be partners in the same LLC but you may choose to
partner up on properties to reduce the time you will have to spend on
them.
The choice is yours and I am always interested to see

fine with me as long as we can agree on some thing that works for both
of us.
